Steve Nizzare serves as Vice President of Originations & Underwriting at Spectra Lending, bringing extensive experience in commercial real estate lending and credit risk management. Prior to joining Spectra, Mr. Nizzare was Vice President of Credit Risk in JPMorgan Chase’s Community Development Real Estate group, where he specialized in structured construction and permanent financing for affordable housing developments. During his tenure, he underwrote and executed over $550 million in construction and construction-to-permanent loans for affordable multifamily transactions, with individual deals ranging from $15 million to $150 million.

Previously, Mr. Nizzare served as an Underwriter at Freddie Mac Multifamily, where he evaluated and closed over $1.3 billion in multifamily transactions across various lending programs. His expertise spans both the Small Balance Loan Program and the Structured Finance program, where he handled complex bridge loans, long-term financing facilities, and loan pool purchases.
 Mr. Nizzare began his career at Novogradac & Company in their Real Estate Valuation Group, where he conducted over 100 appraisals and market studies for multifamily properties nationwide, including LIHTC, Section 8, and market-rate developments.

Mr. Nizzare graduated from the University of Miami Herbert Business School with a Bachelor of Business Administration, completing a double major in Finance and Real Estate. He brings technical proficiency in industry-standard platforms including CoStar, REIS, Tableau, and Argus.
